A PURCHASE OR PAYMENT WILL NOT INCREASE YOUR CHANCES OF WINNING.

1. Sponsor

This sweepstakes (the "Sweepstakes") is sponsored solely by Verde Property Services, Inc. ("Sponsor" or "VPS"), a California corporation with its principal office at 3444 Kearney Villa Road, Suite 400, San Diego, California 92123. The Sweepstakes is not affiliated with, endorsed by, or sponsored by any social media platform, handbag designer, or other third party.

 

2. Eligibility

The Sweepstakes is open only to legal residents of the State of California or the State of Arizona who are at least eighteen (18) years of age at the time of entry. To be eligible, an entrant must qualify as an "Industry Professional," defined as a current employee, agent, owner, or principal of a business actively operating in one or more of the following sectors:

• Property management or residential/commercial real estate ownership or management;
• Commercial real estate brokerage, development, or asset management; or
• Professional procurement or use of commercial landscaping or grounds maintenance services.

 

Ineligible Persons. The following individuals are not eligible to participate:

• Employees, officers, directors, members, vendors, agents, and independent contractors of Verde Property Services, Inc., and the immediate family members (spouse, parent, child, sibling, and their respective spouses) or household members of any such person;
• Any person who is an owner, principal, employee, agent, or representative of a business that provides commercial landscaping or grounds maintenance services in direct competition with Sponsor in California or Arizona; and
• Any person who, at Sponsor's sole discretion, does not meet the Industry Professional criteria described above.

 

Sponsor reserves the right to verify eligibility at any time and to disqualify any entrant who does not satisfy these requirements. Participation constitutes entrant's representation that they are eligible.

 

3. Promotion Period

The Sweepstakes begins on the date the official promotional announcement is publicly released by Sponsor ("Start Date") and ends at 11:59:59 PM Pacific Time on June 30, 2026 ("End Date") (collectively, the "Promotion Period"). Sponsor's computer system is the official timekeeping device. Entries received before the Start Date or after the End Date will be disqualified. Sponsor reserves the right to extend the Promotion Period by announcing an updated End Date on the official sweepstakes landing page.

 

4. How to Enter

During the Promotion Period, eligible Industry Professionals may obtain entries by completing one or more of the following Qualifying Activities. Unless stated otherwise, each activity yields one (1) entry per eligible participant. Participants may accumulate multiple entries by completing multiple qualifying activities, but no single individual may receive more than one (1) entry per qualifying activity type (e.g., only one referral entry per person, regardless of how many referrals are submitted).

 

4.1  Digital Resource Download (1 Entry)

Download the Sponsor's complimentary digital resource — a presentation deck addressing California water-law compliance and conversion of non-functional turf to low-water landscape — from the official sweepstakes landing page. No purchase or payment is required. The download is provided free of charge as an educational resource.

 

4.2  Lunch and Learn Event (Up to Multiple Entries)

Participate in or host a scheduled Lunch and Learn session presented by Sponsor. The organizer receives one (1) entry; each verified attendee who qualifies as an Industry Professional receives one (1) entry. Attendance must be confirmed by Sponsor.

 

4.3  Professional Referral (1 Entry)

Refer a professional peer who subsequently schedules a qualifying site walk with Sponsor. The referring party receives one (1) entry upon confirmation by Sponsor that the referred party's site walk is scheduled. No purchase by the referred party is required to qualify the referral.

 

4.4  Request for Proposal Submission (1 Entry)

Submit a valid, good-faith Request for Proposal (RFP) to Sponsor for new commercial landscape or grounds maintenance services. The RFP must be submitted in writing (email or hard copy) and must include the property address and scope of services sought. Submission of an RFP does not obligate the entrant to enter into any contract.

 

4.5  Social Media Engagement (1 Entry)

Follow Sponsor's official LinkedIn business page and, on the designated "Bag Post," tag three (3) individuals who are Industry Professionals in the comments. All three tagged individuals must be real persons with active professional profiles. Tags of personal or non-professional accounts will not qualify. This Sweepstakes is in no way sponsored, endorsed, administered by, or associated with LinkedIn.

 

4.6  Enhancement Contract Approval — Existing Customers Only (1 Entry)

Existing Sponsor customers who approve a written enhancement service contract for new or expanded services valued at $ or more during the Promotion Period receive one (1) entry. Entry is contingent on contract execution, not on payment. This entry method requires a business decision by an existing customer; it is not a requirement for participation in the Sweepstakes.

 

4.7  Alternate Method of Entry — No Purchase Required (1 Entry)

To obtain one (1) entry without completing any of the activities above, hand-print (no mechanical reproduction) your full legal name, business name, business mailing address, and valid email address on a 4" x 6" postcard and mail it with sufficient first-class U.S. postage to:

Postcards must be postmarked by June 30, 2026, and received by July 5, 2026. One postcard per outer envelope. Mass-produced, photocopied, or mechanically reproduced postcards are void. Postage costs are the sole responsibility of the entrant. Sponsor is not responsible for lost, delayed, illegible, incomplete, or misdirected mail.

 

5. Entry Conditions and Limitations

All entries become the property of Sponsor and will not be returned. Sponsor reserves the right to disqualify any entry that is: (a) incomplete or illegible; (b) submitted by an ineligible person; (c) generated by automated means, bots, scripts, or other mechanical or electronic means not authorized by Sponsor; or (d) obtained in a manner inconsistent with these Official Rules. Multiple entries from the same entrant via the same qualifying activity will be reduced to one (1) entry for that activity. Entries made on behalf of another person will be void. Proof of entry is not proof of receipt by Sponsor.

 

6. Prize Description and Approximate Retail Value

One (1) Grand Prize will be awarded, consisting of one (1) designer handbag selected by Sponsor. The Approximate Retail Value ("ARV") of the Prize is up to $2,000.00 USD. Actual value may vary depending on market conditions at time of award. No cash equivalent, prize substitution, or transfer of Prize is permitted except at Sponsor's sole discretion. Sponsor reserves the right to substitute a prize of equal or greater value if the advertised prize becomes unavailable. All applicable federal, state, and local taxes, and any costs associated with prize acceptance and use not described herein, are the sole responsibility of the winner. The Prize will be awarded "as is."

 

Total ARV of all prizes offered: up to $2,000.00 USD.

 

7. Odds of Winning

Odds of winning depend on the total number of eligible entries received during the Promotion Period. All eligible entries received will be included in the final random drawing.

 

8. Winner Selection and Notification

On or about July 7, 2026, Sponsor will conduct a random drawing from among all eligible entries received during the Promotion Period. The drawing will be conducted by a representative of Sponsor or a designated third party. Selection of a potential winner is subject to verification of eligibility and compliance with these Official Rules.

 

Notification. The potential winner will be notified by email to the address associated with the winning entry, or via the LinkedIn profile used at entry, within five (5) business days of the drawing. Sponsor's inability to contact a potential winner is not Sponsor's fault and does not obligate Sponsor to re-draw.

 

Response Requirement. The potential winner must respond to Sponsor's notification within five (5) business days of the date of first attempted contact ("Response Deadline"). To claim the Prize, the potential winner must: (a) confirm eligibility; (b) provide a completed IRS Form W-9 if required; and (c) execute and return a Declaration of Compliance, Release of Liability, and (where lawful) Publicity Release ("Winner's Affidavit") within the Response Deadline.

 

Forfeiture. If a potential winner: (i) fails to respond within the Response Deadline; (ii) cannot be reached after two (2) contact attempts; (iii) is found to be ineligible; (iv) fails to execute the Winner's Affidavit; or (v) declines the Prize — the potential winner will forfeit the Prize and Sponsor will select an alternate winner from remaining eligible entries using the same process. Sponsor will make no more than two (2) alternate winner selections. If no eligible alternate winner is identified, the Prize will remain unawarded and Sponsor will have no further obligation.

 

9. Prize Fulfillment

Unless otherwise agreed in writing by Sponsor and the confirmed winner, the Prize will be fulfilled via e-gift card, digital code, or similar digital delivery method to the email address confirmed by the winner. No physical prize will be mailed unless Sponsor expressly agrees in writing. Risk of loss or damage passes to the winner upon Sponsor's transmission of the digital delivery. Sponsor is not responsible for failed delivery due to an incorrect email address, spam or junk mail filters, or other technical issues outside Sponsor's control.

 

10. Taxes

The winner is solely responsible for all federal, state, and local taxes on the Prize. Sponsor will issue an IRS Form 1099-MISC (or other applicable tax form) to the winner if the ARV of the Prize equals or exceeds $600.00. Winner must provide a valid Social Security Number or Taxpayer Identification Number as a condition of Prize receipt.

 

11. Publicity Release

Except where prohibited by law, acceptance of the Prize constitutes the winner's irrevocable permission for Sponsor to use the winner's name, city of residence, likeness, photograph, voice, and statements about the Sweepstakes for advertising, promotional, and marketing purposes in any media now known or hereafter devised, worldwide and in perpetuity, without additional compensation, notice, or approval.

 

12. Release of Liability and Limitation of Liability

By participating, each entrant releases and holds harmless Sponsor and its respective officers, directors, employees, agents, successors, and assigns (collectively, "Released Parties") from any and all claims, damages, losses, or liability arising out of: (a) participation in the Sweepstakes; (b) acceptance, use, or misuse of the Prize; (c) any technical failures, errors, or malfunctions affecting entry; or (d) any violation of these Official Rules.

 

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, RELEASED PARTIES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO THIS SWEEPSTAKES. IN NO EVENT SHALL THE AGGREGATE LIABILITY OF RELEASED PARTIES EXCEED THE ARV OF THE PRIZE.

 

13. Disputes; Governing Law; Jurisdiction

These Official Rules and all aspects of the Sweepstakes shall be governed by the laws of the State of California, without regard to its conflict of law principles. Any dispute arising out of or relating to the Sweepstakes or these Official Rules shall be resolved exclusively in the state or federal courts located in San Diego County, California, and each party consents to personal jurisdiction in such courts.

 

ARBITRATION NOTICE: Sponsor may elect, in its sole discretion, to resolve any dispute through binding arbitration administered by JAMS in San Diego, California, in accordance with JAMS' Streamlined Arbitration Rules. If Sponsor elects arbitration, the arbitrator's decision shall be final and binding. Entrant's participation constitutes acceptance of this arbitration provision. CLASS ACTION WAIVER: To the extent permitted by law, entrants waive any right to bring or participate in any class action proceeding with respect to this Sweepstakes.

 

14. General Conditions

Sponsor reserves the right to cancel, suspend, or modify the Sweepstakes or these Official Rules at any time if fraud, technical failure, or other factor beyond Sponsor's reasonable control impairs the integrity or proper functioning of the Sweepstakes, as determined by Sponsor in its sole discretion. In such event, Sponsor will conduct the random drawing from among all eligible entries received prior to the action requiring cancellation or modification.

 

Sponsor reserves the right to disqualify any person who tampers with the entry process, violates these Official Rules, or acts in an unsportsmanlike or disruptive manner. Use of automated, robotic, or other means to enter is prohibited and any such entries will be void. In the event of a dispute regarding the identity of an online entrant, the entry will be deemed submitted by the authorized account holder of the email address or social media profile used.

 

These Official Rules represent the entire agreement between Sponsor and each entrant with respect to this Sweepstakes and supersede all prior or contemporaneous agreements, representations, or understandings. If any provision of these Official Rules is found to be invalid or unenforceable, that provision shall be modified to the minimum extent necessary to make it enforceable, and the remaining provisions shall remain in full force and effect.

 

15. California-Specific Disclosures

This Sweepstakes complies with the California Sweepstakes Law (Business and Professions Code §§ 17539–17539.15) and all applicable California regulations. In accordance with California law:

• No purchase, payment, or other consideration is required to enter or win. Making a purchase does not improve an entrant's chances of winning.
• The Prize ARV does not exceed $5,000; accordingly, this Sweepstakes is not subject to California's registration-and-bonding requirements (Cal. Bus. & Prof. Code § 17539.2). If the Prize ARV changes such that registration is required, Sponsor will comply with applicable registration obligations before continuing the Sweepstakes.
• These Official Rules are available free of charge by (a) visiting the official sweepstakes landing page or (b) sending a self-addressed, stamped envelope to Sponsor at the address in Section 4.7 above.
• Sponsor will maintain a list of winners. To obtain the name and state of residence of the winner after July 31, 2026, send a self-addressed, stamped envelope to Sponsor at the address in Section 4.7. Winner information will be available for ninety (90) days following the drawing date.

 

16. Right to Expand Promotion

Sponsor reserves the right to include additional affiliated brands or markets (including, without limitation, additional U.S. states) in this Sweepstakes at any time during the Promotion Period by updating the official sweepstakes landing page and ensuring compliance with applicable law in any added jurisdiction. Any expansion that would implicate additional legal requirements (including but not limited to registration, bonding, or amended rules) will be implemented only after Sponsor has fulfilled such requirements.

 

17. Privacy

Personal information collected in connection with this Sweepstakes will be used by Sponsor to administer the Sweepstakes, verify eligibility, notify and deliver Prize to the winner, and comply with applicable law. Sponsor may also use such information to send industry-related communications and promotional materials. Entrants may opt out of marketing communications at any time. Sponsor will not sell entrant personal information to third parties. Information submitted is subject to Sponsor's Privacy Policy available at https://labahns.com/privacy-policy/.
